  • 212 4th Avenue E and related Buckeye package — Sold for $2,150,000. A 28-unit package consisting of a 20-unit community plus a separate 8-unit building, with seller financing available and a wrap/complicated escrow noted on the listing. This is exactly the sort of package deal that falls outside vanilla 4-plex brokerage. 


  • 82–86 W Culver Street, Phoenix — Sold for $2,000,000 on June 30, 2021. The buyers obtained four residential loans and that the property required a major repositioning despite its strong downtown location near Hance Park. 


  • 1521 E Oak Street (W), Phoenix — Sold for $719,000 on February 20, 2025. Listing history shows Cass brought the property to market in July 2024 after an earlier brokerage cycle had been withdrawn. 


  • 1320–1312 W 5th Street, Tempe — Sold for $1,025,000 on May 15, 2025. The listing states, “per MLS,” that it represented the highest sold price for a cash/conventional 4-unit deal at the time. The asset was an all-2-bedroom unit mix near Hayden Ferry Landing / Mill / ASU. 


  • 2118 W Belmont Avenue, Phoenix — Sold for $1,050,000 on November 26, 2025. Emphasized a 6-unit all-2-bedroom mix, DSCR 5–8 unit loan fit, lot-add potential, and 1031-driven seller constraints.
